SUMMARY
This was a fire remediation project where we removed the existing non compliant EPS render system, timber decking and timber cladding, and replaced with an A2 rated Weatherby render system, A2 rated aluminium decking, privacy A2 cementitious cladding with upgraded fire compliance.
Main challenge
This project was full of challenging details with a large, curved façade and rebated columns through the window areas. The curves were carried through both the render and aluminium decking areas.
The original EPS system was installed in a dot and dab fashion to account for the many variances in the substrate leaving cavities behind the EPS insulation. To achieve a compliant EWI system there can be no cavity, as such we had to level the entire external building before commencing the install.
Being an occupied building we had to ensure our essential works had minimum impact on the residence.
PROJECT GOAL
To upgrade this residential building in line with current fire and building regulations while keeping and accentuating the original art deco architecture.
KEY SERVICES
Strip of the non compliant EPS EWI render system, timber decking and timber shiplap cladding.
Replacement with A1 rated Weatherby stone mineral EWI and A2 Silicone render adhering strictly to the existing building line and style to align with planning conditions. Dubbing out of the entire existing blockwork substrate to ensure line and level finish to the new EWI render system.
Replacement with aluminium PPC A2 rated decking, bearers and pedestals to top floor terraces and all balcony areas. Replacement of privacy screens with A2 rated aluminium PPC units.
Replacement of the cladding with an aluminium helping hand subframe system, stone mineral insulation, fire barriers to compartment lines and A2 cementitious weatherboard effect cladding panels
Upgrade fire barriers to existing high level bullnose soffits.
